Statement of Qualifications for Scott Baad and Apartment Renovation
Services, Inc.
Mr.
Baad earned his Bachelor of Science degree in Mechanical Engineering
from the University of South Florida in 1981.
Mr.
Baad started his career in Property Management in 1981 as the on-site
manager a 456 unit garden style property located in Clearwater, Florida,
which was undergoing a major renovation.
After
completing this assignment, Mr. Baad was promoted to Regional Manager of
The Walters Management Company in the Tampa area. Mr. Baad completed
his Certified Property Manager (CPM) designation through the Institute
of Real Estate Management in 1986.
In
1987, Mr. Baad accepted a position with Schofield Management as their
Vice President of Operations. Mr. Baad was responsible for the
development of a Property Management division in order to bring
management for the portfolio “in-house”. After successfully establishing
the Property Management Division, Mr. Baad was responsible for
day-to-day operations of apartment and commercial properties in Florida
and Texas. Mr. Baad was also responsible for evaluation and
implementation of acquisitions, dispositions and re-positioning
properties.
Mr.
Baad joined Archstone-Smith REIT (then named Security Capital Atlantic)
in 1995 as their Florida Operations VP and was responsible for the
day-to-day management of 32 properties totaling more than 10,000 units
throughout the State of Florida. In 1998, Mr. Baad was promoted to
Group Vice President of Capital Expenditures and began directly
reporting to the Chief Operating Officer. Mr. Baad was responsible for
Capital Expenditures and Property Positioning for 170 communities
nationwide. During this time, Mr. Baad oversaw the repositioning of 37
properties with a total rehab budget in excess of $1.1 billion. In
2000, Archstone-Smith began a fee management division known as Archstone
Management Services (AMS). Mr. Baad was asked to join this group and
was charged with business development and day-to-day operations. During
the next two years, AMS grew to over 13,000 units, with 42 properties in
8 states. In 2002, Archstone-Smith sold AMS to Gables Residential and
Mr. Baad was reassigned to oversee the operations and renovation of
5,500 high-rise units in Southeast Florida. While in this position, Mr.
Baad was responsible for repositioning of properties purchased from
Charles E. Smith and the management of several Class Action Mold
Lawsuits. In 2004, Mr. Baad took over the Ancillary Services Division
of Archstone-Smith, which includes the management of retail/office
space, all revenue share agreements, national accounts and telecom
issues nationwide for 275 communities totaling over 96,000 units.
In late
2005, Mr. Baad joined Midway Services as the Chief Operating Officer.
During 2006 and 2007, Mr. Baad was responsible for the day-to-day
operations of this apartment and condominium renovation business
performing more than $36 million in renovations annually. Clients
included United Dominion Realty Trust, Equity Residential,
Columbus-Pacific Properties, Berkshire Property Advisors and several
other private investment firms.
In 2007,
Mr. Baad became a State Certified General Contractor in Florida.
In late
2007, Mr. Baad founded Apartment Renovation Services, Inc. and currently
utilizes his engineering, property management and construction
management experience to assist property owners with repositioning,
renovations, due diligence consulting and construction management.
